  2. That's a "quit claim" deed, not quick claim.

    Whether a name can be 'taken off' depends on where in the process you are. A quit claim deed is a transfer of ownership. Once it's been executed the grantor has no further legal interest in the property, and the grantee(s) are the owners. (Assuming that the grantor had legal title to begin with)

  3. 1.  It is a "quit claim" deed.

    2.  The deed cannot be changed.

    3.  The new owners, the five kids, could transfer the property to others, including to themselves, but that would require a new transfer, not amending an old transfer.

  4. QUIT claim deed. Not enough info here. DId she put them on as grantors or grantees? Are they in title and you want them deeded out? If so, do another deed deeding their interest back to whoever you want in title. If they are quit claimed OUT of title, and they need to be in, have whomever the current owner is deed them back an interest.

    Assuming that the Quitclaim deed has been officially recorded, then to remove any names another Quitclaim deed would need to be prepared listing all the original names granting to whomever they choose. E.g., it could be just back to the mo-in-law or to her and two of the kids, etc.

    Mo-in-law and all 5 kids must sign.
