Can she evict me for this?

Renting a room in a townhome from a girl my age who also lives there. I had friends over the other day, and one of them was being a little rowdy and broke a chair. She witnessed it, and demanded that he pay for it, as he should. He refused, and I have asked him multiple times for the money to replace it and he just won't.

Now she has given me 30 days notice (I'm on a month to month) saying "It's just not working out." How is this my fault?

  1. Here is the deal. Legally you are responsible for any damages caused by your guests or invitees. Your friend won't pay for the chair, you should.

    She is within her legal rights to give you a 30 day notice - no cause or reason is needed.

    It is your fault because you are responsible for your guest or invitees.


  2. I agree, why should the landlord have to pay for the repair to her own furniture because the "rowdy" friend of the tenant broke it. Asking multiple times for your friend to replace it doesnn't make it "ok" to leave it unpaid on your part. You should have apologized and repaid her for her damaged property immediately. Maybe there were other reasons she wants you gone besides this incident?  

  3. If you're on a month to month and she gave you 30 days, she doesn't need to give you any reason at all. You aren't responsible for your friend, no, but if you saw he was being rowdy and mishandling her things, then you should have put a stop to it. It's not your fault he won't pay, but I don't blame her for wanting you out when your friends can't respect her property and refuse to replace it when they damage it. If they are so rowdy that they're breaking things, she probably wants a better more mature class of people around.
