Can you build a two storey hose extension for <40k in UK?

We would like to add another bedroom to our two bedroom house giving us a total of three. Do you think that we could do this for forty thousand pounds or less? I have no idea how much it would cost.

  2. Depending on the Structure you want, i take it you already have a garage and you wish to build a second story room to act as a bedroom, the first thing you should do is have a surveyor find out if the foundations have been designed to take the weight of a 2 story structure.

    Your Brickwork and blockwork both internal and external will set you back around 10k, for labour and materials, your roof will also cost you in the region of £7500 to suite the style of your current home. plumbing plastering, electrics and 2nd fix items you should account for no more than 10k and your final fix will be your decorations, paint and whatever and i would say £2500 is more than adequate for any room.

    All in all i would run your bill at £30000, increase by 10% for any risk (tradesmen will try it on) and for £33000 it would get done with absolutely no problems

    P.s i would ask for planning permission before you do anything, and also i would apoint a Q.s to write you a bill of Quants that you can use to stick to budget and so that the tradesmen know that you arent an idiot. Thinking about it £33000 is including major risk, i reckon you could get it done for £20k if you counted pennies!

  3. easy, foundation and blockwork should come to no more than 10.000 with electrics, plumbing and plastering no more than another 10.000, windows and doors and decoration between 4-8000 that would come to around 28.000 tops but get some builders round and get some quotes.

    edit, i forgot the roof(doh) around another 5k on top

    edit2- i bought a lot of the materials myself to stop the builders adding on a couple of grand extra.

    it depends on where you live - but get a reputable firm, or a recommended builder
