  1. Anyone can buy property if they have the cash to do so and can gain FIRB approval.

If you are living overseas, but are not an Australian citizen and do not have a permanent resident visa for Australia, there are Federal Government limitations on your ability to buy property here. Your property purchase needs to be approved by the Foreign Investment Review Board (FIRB).

The ownership of property does not entitle you to live here even for a short time. The only people who can come to Australia to live are those who are able to pass our very strict immigration and work requirements. Even tourists who wish to visit Australia for a short time must have a visa to enter the country.

  2. Yes, you can buy property without a visa, but you would need of course to pay Australian taxes for it. I'm afraid you still need a visa to live in it though.

Also, I think it can be a little difficult to obtain a loan to buy property with - Australian banks require you to be a resident, your local banks probably won't accept the property as security. You may find you have to pay for it with cash.

  3. you need a visa everytime you enter Australia, doesn't matter if you own the opera house you still need a visa if your a foreigner
