Can you make an appt. to view a foreclosure like you would a regular house on the market? inspection? offers?

Can you make an appt. to view foresclosures....so you are not buying without seeing?

Can you still get an inspection and make a lower offer than the asking price just as the regular market?

Any suggestions for "the best" website for foreclosures?

  1. If the house has already foreclosed you can get a realtor to show you the house just like any other.  If the house is about to auctioned on the courthouse steps you can not, unless the owner is trying to sell and the house is on the market.

    If the house is an REO (already foreclosed) you can make any offer you want, and make it contingent on a favorable inspection.  If the house is being auctioned the minimum bid will be the amount of the loan in default plus attorney fees, court costs, etc.

    The best website I have found for foreclosures is the county clerk's website.  This info is public record and is available to the public free of charge.  If your clerk's office does not have this online you can go to the courthouse and get it.  You will be able to find out the amount of the final judgment (the minimum bid), and the date of the sale.
