  2. I think that depends on the type of contract you have with the broker. You can sell it yourself usually but still have to pay the commission unless you have that clause written into your contract allowing you to try to sell yourself.

  7. Yes, it is possible. We have listed with a broker who will only take 3% if another Realtor sells it, 2% if she and her office sells it, and 0% if we sell to someone who comes without a Realtor. She has been able to get more showings for us than the broker we had for 6 months who only got us 5 showings. She's been with us only about a month and we have had about 6 buyers come. She brought two even before we gave her the listing.

    These Realtors are out there. You need to do the research. In our area the market really is slow and Realtors are finally realizing a low commission is better than no commission. If we sell on our own we probably will give her a token of our appreciation in the form of a monetary gift. Also, she has been super and we probably will recommend her to others!

  8. No -- you have entered into a "contract" with your broker and selling directly would be illegal, not to mention unethical.
