  1. Sure you can, but the lender will evict you eventually.  This could be a few days or a few weeks, but one day there will be a knock on the door, the deputy will give you a few minutes to gather what you can and you'll be out.   I've been to homes where people stayed until the sheriff's deputy arrived, it is not pretty.  It just looks like the people just walked out, leaving much of their life and belongings behind.  

    Ask your lender if they have a cash for keys program, where you leave peacefully without trashing the house, they don't have to go through the hassle of evicting you and you get a couple hundred bucks.  


  2. You can save the home with aloan modification if the home hasnt been foreclosed on already.  If you need help with this process I know someone who can help you.  I just finished my own loan modification and I am strees free now
