Here is one.  When I was in Havana back in 2004.  I had lunch at a private restaurant.  The neighbor had rooms available.  You can contact Juan Bruno,  the man who owns the restaurant.   The restaurant and the casa are on a very quiet tree-lined street in the Velado area.  Edit.  I should mention this house is on a side street and Old Havana is at most an easy 10-15 minute walk.
