Cancelling relator contract?

My house has been on the market now for a few months, it has had lots of viewings in that time, but only 1 open house..... I firmly believe that 90% of the viewings that I've had are due to "drive-by lookers" as the house is located close to a main road.

I read the contact agreement and I did not see anything that stated I would have to pay a fee for cancelling the contract, it just states that the contract is good till sept. I really do not want to wait that long will move onto another realtor.

  1. If the contract stipulates a date then you must abide by that.  If you cancel before that you may encounter problems.  When in doubt, talk to your realtor.  And be realistic, in the current market your home will no longer sell in a few months.  It could take a year or more.  Sorry, but that is what we're dealing with at the moment.


  2. Call up your agent and ask what you need to do to end the listing.

    I’d ask the agent one question though “Why do you think I’ve had so many showings and no offers?” It concerns me that your agent isn’t providing any feedback about your pricing or other reasons why you haven’t gotten an offer by this point. Part of their job is to guide you.

  3. What you believe is irrelevant to the situation.  You are getting many showings of the property, and that's what you pay the real estate agency to provide.  The real estate agency is under no obligation to cancel their contract based upon what you feel.

    Be happy that you are getting showings and keep going.

  4. If you don't let the contract run its course and then sell, the original realtor can claim that he/she is owed commission anyway.

  5. We have friends in the same situation you are in.

    In fact they would like to sell the house privately but cannot until the contract with their current agent expires.

    I would be careful about going ahead with getting another agent while you are still under contract with the current one.  In fact I can't see another agent becoming involved because if they knowing did something like this they might lose any commission they earned or worse- lose their own license.

    Wait it out and know that September can be a good time to sell when everyone is back from vacation. Also couples with kids are more anxious because they're kids need to be enrolled in school. Also, reconsider your asking price.  That may be your biggest problem.
