Central air unit leaking water and rotting the floor in front of it.??

We've tried cleaning it with a brush and bleach. It's leaking really bad. What should we do? Suggestions please?

  1. After you clean/unplug the drain line it's a good idea to pour a little bleach into the drip pan each month when you change the filter.

    This will help keep the growth down and prevent the line from clogging in the future.


  2. Is this a central air unit, or a window unit?  If it is a central (whole house) unit and it is leaking water, the condensation tube is blocked and needs to be cleaned out.  If it is a window unit, the unit is tilted to far forward (into the house).  The unit needs to be tilted backwards (out the window) just enough to let the condensation run-off travel out the window.

    As for the floor, depending on how badly it is rotted, you will probably wind up replacing a section of the floor.

  3. Clean out the water drain, it's problaby backing up.  

  4. First find out why the A.C. is leaking and get it stopped. If your floor has carpet on it. You will have to rip it up since the smell is probably coming from mildew. You can't really get the smell of mildew out of fabrics. If the floor is rotting, rip up the flooring and replace it with new flooring. You may want to take a piece of flooring that is not rotten to the store so they can match it. Usually A.C. units leak because the hole where condensate drips out of the unit outside is clogged. You might want to look for the hole on the outside part of the unit and stick a piece of wire into it to remove the clog. Make sure the unit is leaning towards the outside so the water will flow in the direction of the hole on the outside.

  5. Is the water running out the drain or is the pan over flowing? If the drain isn't draining run a wire or something to unplug it. Other wise the pan is cracked and needs to be replaced.

  6. use a wet or dry vacum cleaner to empty out all , place on end of outside pipe and suck all that out. it that dont work the pan is cracked somewhere under the unit .
