Claim against me as a landlord for personal injury

I have rented a house to a lady and apparently she has sublet the rooms.I am not aware of this.One of her subletted tenant had some problems with the lady and the tenant staged a drama of fell over in my front drive way which has some broken tiles they claimed.Her tenents sent the letter to her that they are claiming compansation from the solicitor firm and the firm asked to give a copy to me and my insurer.As far as I am concern I never gave the tenancy to that tenants and I never know them.Any body Please help me whether I have any legal obligation.What should I do for this?. By the way I have realised my insurance was ran out at that time and lapsed before the alleged accident.Please advise any solicitor firm can help me.

You really do need to speak with an attorney, and do over your lease with she signed,  is there a clause in it she can sublet, unless so stated I doubt it was legal for her to do that without your knowledge, but,  insurance is kind of a big thing too, because even if it was a visitor at her home she was renting and there were loose tiles and she fell on them you may very well be liable since the landlord is responsible for repairs, especially regarding safety,  Most attorneys will give a one time session for a reasonable fee, call around.  


  2. If someone is hurt in your driveway due to neglect, and broken tiles would certainly be neglect you would be responsible.    It does not matter if you knew then or not.
