Cleve., OH homeowners; who should I go to for house insurance?

This is for a 3-family that I cannot occupy for 11 more months, but we closed yesterday. I just signed with Allstate, but I plan to drop them asap, as they're jerking me around. I'd like to know if you like your homeown'er's ins. co., especially if you have income property. Please; no agents answer, ok? Thanks!

  1. You can't get homeowners insurance on a 3-family dwelling that is intended for rental income. Homeowners insurance requires that the home be owner-occupied. Secondly, you're going to have a hard time getting insurance on a house that's going to be vacant for 11 months. If you got a policy with AllState, and I don't know how the agent would have gotten that one through underwriting, you better stick with it.


  2. OK, before I read your details, I was going to say ERIE!  GO WITH ERIE!

    However, you're talking about a non-owner occupied, three family dwelling.  That's not going to qualify for a homeowners policy, so, no one.  

    I'd go to www.foremost.com, and find a local agent to get a policy for you . . . but it's going to be less coverage, and cost way more, than a "homeowners" policy, which, of course, requires that the owner lives there.

  3. I recommend speaking with insurance broker who handles different kinds of insurance and works with several companies. To find one in Cleveland, log on to a website like http://www.homeownerswiz.com and fill out a form requesting a quote. Good luck!

  4. ok call a local independent agent and have them quote you on a commercial package policy.  this allows you the most coverage for your property and the best rates.
