  1. It depends on whether the air conditioner was specifically listed in the lease as being provided by the landlord. If the appliances aren't specified as being included in the lease, it is assumed that the landlord let you use them as a convenience. Therefore, if anything happens to them (they fail), it's up to you to repair or replace them.

    Check your lease.


  2. i never heard anything about a landlord must provide 72 degrees in apt or house all yr long. that absurd and except for a desert conditions, i dont think you have a leg to stand on. millions of ppl have no ac.  its hardly a life threatening situation if you dont have it.

Here is the California lanlord/tenant laws..dig around and see what may fit your circumstance..generally in most states the law states that the landlord must provide heat/ac to maintain a temperature of at least 72 degrees..Unless there are "write ins" on the lease stating the tenant furnishes these..And with all due respect, I assume you are a senior citizen, and there are alot more stringent rules that apply in certain counties in certain states(they are all different) concerning heating /ac for senior citizens as well...I woudl search your phone book for some of these agencies..In Texas per say..they have adult protection agency<< That is the actual name..that help pursue these matters..here is the link..If you cannot find what you are looking for..search the government pages in yoru phone book, both city and county government for such agencies...
