I looked at a house with a realtor about 7 months ago. The house went into contract a couple days after I saw it. The realtor said I could make a back up offer, but I said forget it and I quit looking at houses. I would have listed my house for sale if I would have been able to purchase the one I looked at. A few months later I started looking at other houses with another realtor from a different company. I looked at a couple dozen houses and made a couple offers. I found out the first house I looked at had fallen out of contract two times since I first looked at it. I eventually made an offer and purchased the house and listed mine with my new realtor. The first realtor called me and was upset that I used another realtor. I didn't want to hurt her feelings but I wasn't happy with her services. Previously, she suggested I offer $40,000 more than what I ultimately paid and she was did not find other houses for me to look at. She did not follow up for months. Was I wrong?

  2. This is a UK definition, but it's the best worded I found:

    Procuring cause. A broker will be regarded as the 'procuring cause' of a sale, so as to be entitled to commission, if his efforts are the foundation on which the negotiations resulting in a sale are begun"

    You're lucky the agent was only upset and didn't sue you over procuring cause of sale issues.

  3. Depends on the real estate laws of the state in which you live.  In my particular state, your first agent is entitled to the commission earned by the current agent, since she is the one who 'introduced' you to the property in the first place.  

    It's not any skin off of YOUR backside, but you should have informed your current realtor that you had looked at this property with a different agent in the past.  The fight over commission will be now between the two agents involved.

  4. Gawd, she must be desperate if she is stalking the MLS to look for missed commissions.

    You are good, enough months have passed and the house was actually sold once before you bought it.   There isn't even an implied contract there.
