Cost of building in a porch to create an entry???

I want to build in my front porch that is 20 x 6, to create a front entry. I want to include a large closet for coats and storage. I am hoping to keep the existing block foundation and roof to help aid in the expense. I will be hiring some one to do this because of my lack of handyman skills (I can even paint). I want the room to be finished with sheetrock flooring and trim. If anyone has any idea of a price range, I am clueless. Thanks in advanced! ~windi

Rhoda is right.  It might cost you $10,000, it might cost $50,000.  It will depend on so many things - will you need an architect to design it, what permits do you need, and what are their costs, will the soil support it or do you need a more involved foundation, what do local building codes require, what is the cost of materials, will you want electrical work done, how much detail do you want in, will you use pine or oak trim...  

    Talk to some local builders, and get estimates.  Be sure that the builders are giving you estimates for the same design.  Be sure the design includes everything you want before you get the bids.  Add-ons are expensive, especially if you have to call a specialist like an electrician back, or completed work has to be torn out to accomplish it.

    Check references on the contractors or builders, too!


  2. the cost will depend on where you get the materials and who you have do it..but will have to say that you should be able to get it done for under 1500..

I' m guessing just like you........I've done this all my life....but without seeing it.......it is not as simple as it sounds........the work you are talking about is easy...........if you don't get your local building dept. involved........just do it..........how much glass is the big problem.......the rest is easy.........1500 to 3000 grand should do it all.........there's just not anything to do if it's got lots of windows and elegant front doors that's a different story........soooooooooooo   good luck.

  4. It really depends on your location, and what types of finishes you want. Do you want wood floors and if so what type of wood? Do you want tiles and if so what kind? Also what type of trim, will you be painting? There are many factors that go into this...get several estimates at any rate!
