  2. if you are referring to the cost of living in Valencia, california (part of the city of Santa Clarita).  

    At one time Valencia was seen as an affordable place to life outside of Los Angeles.  Housing was cheap in the 1990s.  But in 2004 the price of houses sky rocketed to over 1.2 million dollars for a home.  Now the housing prices in valencia have dropped down to 500-600 thousand dollars.  So once again it is considered somewhat affordable to live there.  Valencia is completeing it's final stage of development of it's master planned community.  From there they will try to build Newhall Ranch, a new master planned community behind magic mountain.  And they already failed at trying to build La Loma ranch in the newhall pass area.  

    The problem with Valencia is the traffic congestion and the lack of local high paying jobs.  Most jobs in Valencia are service jobs.  Everyone else commutes to work in Los Angeles.  Unless you work for the state or government, you will make enough money to live in the SCV.   In my opinion you will have to make at least 70,000 a year minimum to afford a house in SCV.  If you make about 40,000 a year you might be able to afford a condo or an apartment.  

    If you are going to rent an apartment, may I suggest Skycrest, it's located on North McBean Pkwy.  They take a portion of your rent and put it away for you so that you can put a down payment on a home.  

    Valencia is a fairly new place, and it has become a more desirable place to live since it was founded in 1964 and since it was incorporated in 1987.  Plus it is considered to be hollywoods new backlot.  They are always filming shows, commercials and movies here.
