Cost of loft conversions?

How much approximately would it cost to convert the attic of a typical 3 bed semi detached into a proper bedroom? As in reposition the supports in the roof, add a staircase (convert the smallest bedroom), add a few velux windows and decorate it

anybody had any similar experiences?

  1. Work begins on my son's loft conversion next week.  With everything you mention plus all the decorating and other bits and bobs, they are allowing £15, 000.  The builder has been recommended and they have seen his work.


  2. I'm not going to be able to quote you anything, however, I will tell you this sounds expensive. Let alone permits, plans and the cost of lumber, you're looking at a bundle. Repositioning supports for the roof, is definitely a costly job and would require the work being up to building code, using building plans and being approved by the city. This is changing the integrity of your original structure and needs to go thru major approval steps - Let alone a licensed contractor doing the work. Good luck with the project. LT

  3. Budget for £15000 , and shop around for quotes , always ,always , always ask for a ref from a similar project , a lot of cowboys have entered the loft conversion game in the past few years  

  4. I have just decorated one in Leeds Yorkshire.My client said they had paid in excess of £18,000..But it was done to the highest spec and does look really good.It also included most of what you want plus a bathroom too.

    I would suggest you get a minimum of 3 quotes and ask friends and neighbours if they would have any recommendations also.
