Cracking/broken plaster around window frames?

I'm renting an apartment in West Harlem co-op, and am doing some light renovations (with the owner's permission). In going over the apartment, I have noticed that the plaster around three (of the six) window frames is breaking off. As the frames were installed about 1/2 inch above the sill (also plaster), this means that there are areas where the bottom of the frame shows from the plaster having broken away. This just seems to be a problem around the frames, which suggests that when they were installed two years ago, the plasterwork was not very thorough. Since I am planning on being here at least five years, and the problem has gotten noticeably worse since we moved in a year ago, I am wondering what my options are. I could patch it up just as cheaply, I suppose; but I would also like to know what the real solution would be, how much effort it would involve, and (since it is a co-op and the renovations were done through the building's management company), whether such repairs are the responsibility of the management company.

  1. Just get a bag of plaster and patch it up..other wise if you wanted to totally correct it you would have to pull frames out,windows, and add lathe etc...alot of work for a rental..patch it cosmetically or you will o[pen a can of worms you wished you wouldn't have
