Crawl Space excessive water damage?

I have just purchased a home that has had water damage from pooling water in the crawl space. 6- 10 inces. It is not uncommon in this area. My contractor is recommending a sub pump, calcium carbonate, a putting in a sub flooring, while also grading the outside landscping away from the home rather than towards. Does this sound right? Is sub flooring necessary? He wants to use OSB?

  1. You probably have some damage to underside of o.s.b. from the standing water. We use o.s.b. for subflooring now because it seems better than plywood. We use a product called. "Advantech" which is 3/4" tongue and groove o.s.b.

    We glue and s***w it down.

    Sounds to me like he is covering everything. I would also put area wells (galvanized curbs around your foundation vents) this lets you build up dirt around house up past height of your crawl vents. Always take the time to get more than 1 price. It takes a few weeks to get them in and compare them. Make sure they are all doing about the same kind of work.

    Don't get in a hurry.


  2. I would start with the grading. If properly graded, and you have good drainage away from the house, then make sure your gutters are clean and working. They must also be drained far enough from the house to keep from puddling. If this is done, you may not need the sub flooring work done. Good luck.
