Question:

Crawlspace leaking?

I've recently discovered that my basement leaks whenever it rains now. It is a partial basement with a crawlspace under the front of the house. Water is now coming in from the crawlspace side (which is a plywood wall, with a concrete wall behind it, that doesn't run up to the ceiling all the way.) My question is what can i do to keep water from coming in? The ground in the front of the house looks like it slopes down toward the street, away from the house. And as far as I can tell the gutter downspouts are getting the water away from the house. However the groud in the crawlspace is kind of sloping toward the basement(but the ground outside slopes away.) Do I need the help of professionals?

  1. any standing water just out from the house after a rain,if so drain that away it's probably your problem..........tom


  2. Find lowest place; bury a 5 gallon bucket there and put a sump pump in; is the easiest solution. Otherwise you are going to have to re slope it.

  3. there are several commercial water sealents available at any hardware store. ask a employee which works best.
