3/16ths is pretty much average royalty, in some really hot areas where production is above average one can expect 20% or 25% and in unproven areas or wildcat maybe 15%. If you get a lease offer have someone of knowledge in the field help you negotiate the lease and always try to keep it at 3 a year primary, maybe a 3-2.
