Question:

Different SQ footage figures in my property purchase?

When I bought this house about a year ago, the SF footage on the reltor.com or from any other source shows 1750sf but the brochure the seller's agent provided at open house is 1912sf and I asked the question to my agent and got answer is the seller's agent said the house once had an extension with permit and the extended part might have not added to the database yet and the actual size is 1912. We believed. We asked the question to the county and county did a re-appraisal with the knowledge of the extension. We were told the ole 1750sf remains.

I believe the house is 1912 and paid the $$$ for it. If 162sf less we would try to pay less. Any thing we can do here, get a lawyer?

  1. If you had written your original offer "I am offering you $100 per square foot",  then you would get a refund.  SInce you didn't do that, you just bought the house the way it was when you saw it.  

    Doesn't seem fair.  I want you to get a tape measure and go around the outside and measure your own house.  You measure from the outside then subtract the garage and any storage rooms that face "out".  You now know the size of your house.


  2. County records are wrong a lot of the time. Measure the exterior of the home and figure out the square footage yourself or look at the appraisal that was done when you bought it. Remember garage does not count into Gross Living Area square footage or any unfinished areas.

  3. sq footage is figured may ways.  Do 2 story space count, do garages, etc.  So both figures could be correct, just figured different.

    In regards to you paying less then asking price if you had "known" the sq foot was less.  It doesn't work that way.  It's not like buying a pound of something.
