Can a Buyer/purchasers broker Realtor demand I pay him commission even though he is not licensed in my state?

Does it matter how the listing is set up on the MLS

  1. You have no relationship with the buyer's agent/broker.  You owe them nothing.  Tell them to pound sand.

    If you had an agent that you worked with, the broker announces to other agents when they post the property on the MLS what portion of the sales commission they will share - typically it's a 50:50 share.  But it doesn't have to be.  It can be exclusive.

    Thus the buyer's agent will have to collect any commission directly from the buyer.


  2. If the agent/broker is NOT licensed in the state where the real estate is located, then by law they cannot collect a commission.

    However, I'm betting there is more to this story.  Like a referral, etc.  If there is a referral, then the commission is paid to this broker/agent and this person then pays the other broker/agent (assuming that they are licensed somewhere)

  3. A broker/realtor that is not licensed in your state cannot sell you a house.... in  your state.

  4. How could he or she been selling real estate if they are not licensed in your state?  And if he or she is the buyer's agent(your agent) then commission is paid by the seller's agent after the property has been sold to you.

    If this issue has not been resolved take them to the Real Estate Board.
