Do I need to have architects plans in order to submit a planning application for a new dwelling in the uk?

Or is an outline description of the works etc. enough?

  1. You can get an outline planning permission without, but you need to submit to get the actual permission to build. You may see land that has permission to build a three bedroom house, and this is done without an actual plan of the building itself.


  2. My understanding is that detail drawings are only required for building regulations approval.

    However, only the planning officers at your local council can answer this precisely. Even then, one may say you don't need architect's plans, but the one who actually receives the application may delay it without them.

    Getting an architect on board early in the process will save you delays and expense later in the project. Most local architects will know the planning officers, how they think, what motivates them, and how to bend and even break rules that you don't even know exist.

    If you choose to proceed without an architect get on good terms with the planning officers. They'll prefer to deal with pros so you'll probably be a pain in the butt to them. Nevertheless, ask their advice but don't bug them. They may already know the site you're planning to build on and may be able to give you guidelines about what they would consider acceptable and what they wouldn't. Show them you're willing to be sympathetic to the local environment (and your neighbours) and willing to cooperate with them.
