Do all air cond. need to have the water drained?

i have this a/c and it sucks! it don't seem to keep the room cool not sure of the btu but the room is pretty small so it should not take a lot. i think it might have something to do with the water not daring i thought all of them need to be tilted so water can drain or something? this a/c belongs to management of my apartment and they put it in but i think it is in wrong because no waters comes out how can i fix it? i have cleaned my filter

  1. All a/c's make condesate, this is from the heat transfer happening from the cold refrigeration in the coils and the warm air it is making cold. If it's a window unit and it's not tilted back it will usually spill water into your apartment. Quite possibly you don't have the settings right and it's not refrigerating. Adjust the thermostat up and down, you should here the compressor kick in meaning that it is tring to cool. if you don't hear this then the setting may not be on a/c if it is call the management and let them take care of it.


  2. The coil on the outside of the a/c is probably caked with dirt. The a/c you have is orbably the type that picks up the water and slings it out. Because the coil is dirty, the water is not sitting in the pan so it can be thrown into the condenser coil. Take the a/c outside and wash the coil with a garden hose. Keep running water back through the outside coil until clean water runs out the bottom.  This should solve your problem with the a/c not making the room cold and water leaking.

  3. How old is it??? could need a recharge!! and yes most all of them "make" water and shoud have a slight tilt outward to drain!!! get the unit checked out by management!!! They should fix or replace if its no good!!

  4. Some window units drain water to the rear area of the unit to an area under the rear fan blade where the water is picked up by the blade and slung against the rear coil where it evaporates so you wont see the water coming out.

    Have the management co. check it out, it may need cleaning to cool better or maybe it's not installed properly now that you moved it.
