Do i have to have an fm3 just to sell my condo in Mexico?

And how long do I need to have it before I can start selling proceedings?

Any thoughts, tips on getting the fm3? Thank you

To even buy real estate in your own name you must have an FM 2 which means you have either an immigrant or immigrated staus ( after 5 years with FM2).  If you do not have an FM3 even then you are either on a tourist visa or illegal, and have no legal right to own real estate. The only way a person who does not have an FM2 or is not a citizen can own real estate is through a third party. You should talk to your third party about selling your condo or you should get a job in Mexico and apply for an FM2.

    Another thing you need to know. Foreigners, even those with an FM 2, are not allowed to own beachfront real estate or in border areas.

Well, if you were allowed to BUY it without an FM3, you should be allowed to SELL it.  Those kind of regulations seem to vary greatly place to place.   i do not believe you do need one...as it is legal to buy and sell property in Mexico, even if you do not reside there. Let a local real estate agent guide you through this.  To get an FM3, just contact the nearest Mexican consult to your home in the states, get the list from them, get your documents together, fill out the papers, and you should  get your FM3 within a few days. Need to have documentation of at least $1000 a month steady income.  Much easier to get it in the states than in Mexico.  Only reason to get one is if you plan to reside in Mexico.

    Additional...my exp. was diff than Sparks...got my fM3 in Denver in one day...very easy...anyway...as he said...if you are not plannint to reside in mexico, no need for it.

I'd say the opposite about ease of getting it (FM3) - much easier in Mexico.   The income requirements are more like $1250 a month.  Cost is about $110 and takes a month.  Proof of residency required ... but you obviously have a place.  Requirements will differ but not as much as those obtained in the US.

    Sounds like you want to dump this thing and forget Mexico but an FM3 will extend the process.  List it with a realtor and be done with it

    Maybe it's a time-share .... what a headache.
