  3. They do, but don't usually collect unless the property closes. They earn their commission by selling your house, which is the motivation for them to market it correctly and get it sold. You will have to sign a listing agreement and it will probably include a fee if you cancel the listing before it expires. READ EVERYTHING before you sign and you don't have to sign ANYTHING right away.
