Do you know if I can swap my house ?

I've been trying to sell my house for the past four months and with the housing market as it is right now it looks as though I won't sell it for a long time yet.

Do you know of a organisation that deals with house-swaps?

I'm not talking about council house exchanges or holiday swaps here.

  1. I noticed this post on Gumtree, someone was proposing a temporary exchange till the housing market picks up, where the people would just rent the properties from each other.

  3. The MAIN problem you are going to have is getting agreement on the 'Market Value' - this is a 'must do', since Stramp Duty still has to be paid, even on a 'straight swap'.

    If you haven't been able to sell, plainly the 'market price'; is less than you are asking - so you might well do best by considering a 'new build' house  - all Property Developers are desperate to shift stock, so will do almost any deal (problem is, of course, they won't want to offer you much discount on the house you are 'buying' and they won't want to offer market price on your place ..)


  4. That is like looking for a needle in a haystack!  It happens but is very rare that it works out.

    What you really need to do is price your house right.  Houses that are priced right are the ones that are selling.  The overpriced houses are the ones that are sitting and getting no activity!  Get a good Realtor, listen to them and get it sold!!!

  5. Have you tried advertising it as a swap and any difference in money paid, you would have no estate agents fees etc. i know you can buy a new build and the firms will take your house in part ex, bovis wimpy etc. good luck.
