  2. it is  difficult to say how it will overcome... it depends on the infrastructure provided my BMC

Yes it is.This is because the rates here are relatively cheaper and there is quite a lot of land available.On the other hand,Nariman Point is almost saturated and there are no new plots available for construction.Also Bandra is becoming home to more and more executives and the like and BKC's proximity to Bandra is helping it to overtake Nariman Point.
