Does a 'landlord' have the right to enter your home when you are not there?

i just got home and found my mail had been brought in along with a hand written letter from my landlord saying " Hi ######,Just checking up, (signed).

can he do that?

God knows what else he did or how long he was here for!

  1. In Ontario, Canada.  I believe they can enter when you're not home, BUT there should be at least 24-48 hr warning from the landlord beforehand.  This applies whenever they want to enter.  

    Look up renters rights on a search engine in your area.  


  2. No he can not. Even though it is his property he is violating your privacy by entering without your consent. They are supposed to call anytime they want to stop by. It doesn't matter if he's in the neighborhood and just knocks on the door or what. They are always supposed to call.

  3. If it's not an emergency then you should be given reasonable notice that your landlord is going to be inspecting.  Many private owners may not know this, so I would simply ask that he provide you with some sort of notice in the future.

    Also, do NOT change the locks.  That is almost always a lease violation and could result in your being evicted.

  4. No, it`s totally not right unless there is an emergency ..other than that the landlord must give a notice for entering and the reason(s) for it.

I would check your lease and see what it says, but I believe most states have a law that says they have to give you notice (in PA, I believe it's 24 hours) before entering, whether you're home or not. They definitely can't just walk in to your home/apartment whenever they feel like it, and especially not because they're "just checking up." Even if you WERE home, you would have no obligation to let him in without that prior notice.
