Does a Realitor have to show a house that is on the market?

There is a foreclosed house on the market in my area. I have contacted the realitor a bunch of times and she will not return my calls. I heard a rumor saying that realitors make money listing foreclosed homes, so that is why they think the realitor isn't to worried about responding to my calls. Is there any truth behind this or does anyone else have a reason why this realitor won't return my calls. I have even talk to a manager at this big company and he said he will look into it, but he has not called back either. It's been 2 weeks since I talked to him. Finally, I know the realitor is not busy because she sure has the time to post the house on a website everyday. Thanks for any answer!

  1. A real estate agent should be willing to show any house that they have listed or they are not fulfilling their fiduciary obligation to the seller.   If it has been more than a couple of days since you tried to contact the agent, you can contact the seller and let them know that the Agent is not returning your calls.


  2. Are you talking about the listing agent? It’s hard to say why she hasn’t called you back, but there’s a simple way around it: get your own buyer’s agent. Your buyer’s agent can show you the house just as easily and they’ll be paid from a portion of the listing agent’s commission.

    Plus, if you do end up liking the house and submitting an offer, it sounds like it would be in your best interest to have an advocate on your side to keep the listing agent doing her part.

    BTW, you can’t assume the listing agent is updating her own websites. Many agents have assistants to do that sort of thing.

  3. Real estate agents are not obligated to show listed houses.  Most will do so at the first hint of a call, but there is not any obligation for them to show a specific property.

  4. Get your own realtor and request to see that house.  Who knows what her problem is.  If she's posting it on a regular basis, she obviously doesn't have someone on the hook for it.

  5. The  Realtor  does  NOT  post  items  everyday ,

    They  are  loaded  Once  by  the  staff  and  stay  on  automatically .

    No   company  could  re-post  everyday ,

    Where  did  you  get  a  total  Nonsense  idea  like  that ?

    The  Realtor  could  even  be  on  vacation  and

    They  Never  are  required  to  show  them ,

    The  owners  ( including  the  banks )  have  the  final  say  on  showings .

    You  have  NO  contract  with  the  Realtor  and  unless  you  have   paid  them   $$$$ ,

    They  have  No  obligation  to  deal  with  anyone .

    If   you  are  serious  about  buying ,

    Get   the  prequalification  letter  from  your  lender  which  shows  the  maximum  amount   you  are  qualified  to  borrow .

    Those  are  becoming  standard  as  Realtors  and  sellers  no  longer  have  time  to  deal  with  the  looky - loos .

    Once  you  have  that  letter ,  go  to  a  Realtor  in your  area  and  establish  a  relationship  with  them .    

    Prove  you  are  serious  and  not  a  looky-loo .

    Their   time  is  costly  and  looky-loos   are  a  $$$$$  burden .

  7. I could guess a few reasons.

    1) She may already have someone to buy it, and is just working out the details.

    2) She could just be lazy.

    Here's the solution. Don't use that Realtor. Find your own realtor and get them to show you the house. That way you have your own agent who will be looking out for your best interests.
