Does a Septic tank add value to land in Florida?

I had an appraisal on a piece of property we are trying to buy and it has two septic tanks, two power poles and two drop pipes on the well and the appraiser said that it does not add value to the property and my husband and I disagree.

Considers how old and well maintained it is.  I have seen very old and poorly taken care of tanks in fact reduce the value of the property.

depends on why?  If one well and septic is bad and was replaced by the other than no.  If they are all are good and the second could be used for another build or even a rental property it could add value.

the only way it adds value  is  if  you can flush the toilet and  it  works. indoor pluming  is  a must
