  1. I have a tenant in my second home. My city sends me a 70 dollar bill every year as a business license fee; I didn't even apply for the license. If you own two properties, the city assumes one of them to be a rental property unless you can claim it as a second or vacation home.

    Having a rental income is considered as having a business. You could apply for the license to avoid any penalty your city may impose on you for not applying for a business license or conducting a business without a license.


  2. no.  But you need to be educated on your states laws for landlord/tenant if you actually mean "rent", which I think you do.
