Planning to buy the duplex that I live in and we live in an area with brand new duplexes. Well behind our row of duplexes there's a row of old old old ugly trailers *more power to them for living the simple life. Every time I pull up to the driveway I see that trailer and its random tires in the yard.Yes, they are far enough back not to feel like they are on top of me. Also when I go to the backdoor and open it, their kitchen window *back end of trailor* is starring at me, basically seeing what I do because they sit on a hill. Thanks for the advice, also the reason why its built in such a random area, we live near a military base and real estate is now growing out and it happened to be this little town was along the way. It seems I am the only duplex that sees the trailers because of the way its kind of off to the corner and I am last on the row. Also, my duplex is the only one left that hasn't been bought, and they all were built by the same company.

  1. Value is what you get for you money, so if you think you are getting allot than the value is not affected.  Value is more of a personal issue.  If you are concerned about resale than if trailers are common in your area than not really for your home itself but it can for the community in general.  If all the nicer places have a view of the not so nice homes than the area as a whole is affected.  If it is just you neighborhood than it could affect your resale.

Duplexes, like apartments, can also bring down resale.  Duplexes are many times occupied by renters and many don't want to live around allot of rentals, they feel renters won't have the same respect for an area as home owners will.

Trailer are common in my area.  I have a larger new home on 21 acres, One neighbor is a nice newer, but smaller home on less land.  Another is a new manufactured home "trailer", another is an older trailer.  All are kept up well.  But prices are lower because if it.

If it bothers you than you will have to move to a community with no trailers, or buy enough land so you are away from the trailers.  Either way you will probably have to pay more.

  2. Yes, they do affect the value.  However, hard to say how much.

Now you know why they say in real estate, "Location, location, location"

  3. Definitely brings down the value.  As a buyer my main concern is whether these neighbors are just messy or are they dangerous. I'd have to check the  out. /
