Well I rent my 3bd 1bath 1250sqft $900 a month. It has a yard and a garage and is updated. But you neglected to tell us where you will be needing a rental property. I live in washington state on the east side

We have plenty here in Oregon - but $1325 would be outrageous around here.

You neglected the most important aspect of your question.  Where do you live or want to live?  We need state and town/city.

BTW, we have a 2 BR for rent, but it is $2475, and very competitive in the market in our area.
