Does anyone have a ballpark idea on how much?

it costs to add on/ build 1 - 2 bedrooms onto a home - NOT as a 2 story. Obviously there are variables, but am looking for an estimate. This would be in the San Francisco bay area.

IF, and that is a BIG IF, you can get a permit you are talking 30-50k depending on how much of a footprint you are adding.

This will be a hard permit to get, impossible if you do not own a huge (by bay area terms) lot.

we have no idea ---but call an appraiser in your area and ask them the average cost per sft and you can figure it yourself

You better ask someone that is familiar with your local laws.  The restrictions and fees may make a huge difference.
