Does anyone know how much it costs to have the electrics checked out in a house?

I am in the process of buying a house. The Home Buyer's Report from the surveyor is saying we should have the electrics "checked out." Does anyone know how much something like this would cost? Even a rough estimate would be handy.

  1. They nearly always say that - it is their get out clause if anything goes wrong.

    How old is the house - last 10 - 15 years and you shouldn't have any problems.

    Older than that and it may be worth getting someone to check them over just to be safe -

    Can't give a price because you need to take in certain factors - area, size of house etc etc.

    Also - did the current owner ever (or recently) do any electrical work themselves - regulations changed a while back.

    Best thing is to get at least four quotes - then use the quotes against each of the people quoting to get the price down.

    Electricians are in need of work right now due to the building slump - use that to your advantage


  2. A FULL Periodic Inspection Report you should expect to pay 30-40 quid/circuit. That will identify and list each and every fault and non-compliance in the installation. Even down to your sleeving is plain green, not Green-and-yellow on lightswitch "x".

    A "visual condition report" isn't worth the paper it's written on. Up to 100 quid. Usually consists of a gander at the fuse types and a check of the earthing and equipotential bonding.

    Insulation resistance test of the installation if you're lucky.

    You would be better off saving your money and shelling out when you _do_ need work doing.

Only use a registered contractor (NICEIC) and expect to pay £200 for a 3 bed house dont go for the visual only as you may get a false impression of the condition and remember if you find it needs rewireing it could be £6K or £7K for a rewire of a 3 bed house so you shouldl be able to knock down the asking price perhaps.
