  1. I'd like to know too.  There has to be some kind of protection, especially in extreme conditions.  I live in Texas too, where it got up to 114 yesterday, and my air conditioner has been out since yesterday morning.  I have tried three phone numbers and email to get a hold of my property manager, to no avail.  It is 90 in my house, where I have animals and my husband and I both had to go to the hospital last night and get a motel.  If there was working AC when you rented the place, then they are responsible.  Worse yet, I told my pm that my ac was acting up last week, trying too hard to cool.  And now it's broke.  As for what one of the other posters said, I'm sure any state doesn't require AC, but what they DO require is thta your property manager maintain what was there when you rented it AND there are provisions for when it is so hot that the heat makes you sick from no AC.

  2. Have you tried looking up the housing authority for the town that you live in?  You could call them and ask to be sure what the requirements are.

  3. Never, he never HAS to fix it.   Texas does not require A/C.
