  1. It is sold subject to any written and recorded contracts.  An oral contract has no significance in real estate


  2. In general in the US, the lease goes with the land and is binding upon the new landlord, now if fixed term lease then tied to the fixed term, if month to month then month notice is all that is required to terminate the lease or change the terms  

  3. There are likely laws in your state and or city that governs the terms of the lease.  Not that those laws always protect either or both tenant and landlord.

    Your lease will spell out terms that the state doesn't already define.

    Anything else is whatever the tenant and the new owner work out.
