The house has three bedrooms upstairs is it worth while moving the bathroom upstaris?

  1. It way cause inconvenience and your best bet would probably be to install and half-bath.

    Just a toilet and a sink. This would most likely bring up the value of your home as well as make it more appealing to buyers.


  2. If the only bathroom in your whole house is downstairs, then by all means it would be worth it to have another one near the bedrooms. Who wants to have to go all the way downstairs in the middle of the night to use the restroom??

    Even having a half bath upstairs would be a benefit.

  3. It would be even better if you have a bathroom downstairs and upstairs.  Having a bathroom downstairs is convient so it adds value but so doesn't having one upstairs and people always seem to be looking for 2 bathrooms in houses with 2 or more bedrooms

  4. you could fit in a small bathroom, just toilet, shower and a tiny hand-washing sink without losing a bedroom.  look at how small the bathrooms are in hotels and especially on ferry boats.

    perhaps you could borrow space in the airing cupboard or over the stairwell

  5. If you watch all the home improvement programmes on tv apparently it does. Personally I wouldn't lose a bedroom just to move the bathroom.

I have a three bed house and downstairs bathroom.  If this was my forever house, I would change one of the bedrooms into a bathroom, but it is not.  Many of the houses in the area are the same, so I can't see that the value would be less.  The previous owner lost money on another of his houses by turning a three bed into a two bed with an upstairs bathroom.  I asked a local estate agent how some houses were advertised with three beds and upstairs bathroom.  He said that they took space from two rooms, but that left three small bedrooms, instead of two large and one small.  Unless you have a loft space you can open up to make another bedroom, it is probably a waste of money to downsize your house to a two bed.  Ask your local estate agents their advice.  They will know your local market and can advise you the difference in price.

  11. I think it narrows your market more, simply because if someone has a weak bladder, is elderly and needs to pee during the night etc they will look for a house with an upstairs bathroom.  

    I do think sometimes, as it is older houses that have the downstairs bathrooms, that people can mess around too much with trying to put it upstairs and ruin the character of the house in doing so.  If you want to put your house on the market, have a word with a builder and ask him to recommend a way of installing an upstairs bathroom with minimum disruption, and should any of your possible buyers have a problem with it, you can say you have looked into putting the bathroom upstairs but as it doesn't really bother you you havent done it, but then you can  give them some idea's how they can move it - much better than not knowing what to say if they mention it is a problem to them.
