    just clean it.


  2. Nope.  They never have to change it at all unless it's a health hazard for some reason.

  3. No they don't have to replace it every time however it should be nice and clean when the next tenant moves in.

  5. Of course not, no state has such a law. That would be absolutely ridiculous. Sometimes tenants only stay for a year (or even less). Why would a landlord have to replace an almost-new carpet just because a new tenant will be using the unit?
