Does the LAND belong to me if i buy a townhouse in South Australia.?

Do i own the land where the townhouse is situated? or Does the land of a townhouse belong to someone else? Thank You

  1. Depends on the Title of ownership, this is the same in all States in Australia, only the 'wording' differs. In NSW 'Torrens Title' means 'fee simple Ownership', you own the land and all improvements on it, where as 'Strata Title' means you own the right to possession of the dwelling, but not the land on it. In the ACT all property is this way and they issue 'perpetual leases'.


  2. If you are buying a single townhouse that isn't joined to any others, it has it's own block all to itself, I believe you would own the land too. I'm not quite sure though, best to ask an expert.

  3. It doesnot  belong to someone else.  You share the ownership with the neighbors. /
