  1. Yes. If you are terminating your lease early and the landlord has agreed to it, you need to get it in writing to protect yourself from future liability or court action.

    Your lease is a written contract and it cannot be altered or terminated verbally. A written contract supersedes a verbal agreement.


  2. Not to be paranoid, but in our litigious society it is always better to have something in writing.  If they give you a check when they return your security deposit, make a copy of it and keep it in your records as additional 'proof' that the landlord agreed.
