    ...what is the current value and what is the present siding like?

    ....what type, or style, many exist, will you select?

    ...who is your sellers market likely to target....?

    ....and elderly person may 'like' the uniformity and low maintenance factor vinyl provides

    ....or, in some hard-weather areas, like coastal regions, vinyl stands up well to various climate conditions, that eat wood alive...vinyl is far less than brick or stone

    ....many textures, color combinations and qualities of vinyl exist today

    ....many lake house owners also use vinyl....it is easy to clean too...with a rented spray washer and a brush....

Vinyl siding is an inexpensive building material that will not devalue the home provided the it is not put next to quality building material such as brick, stone, wood siding, etc.  The architectural design of the home determine if vinyl siding is a plus or minus.  Vinyl siding of a brick tudor styled home would devalue the home.  Vinyl siding on a cheap bungalow would increase the value.

    Your homes value depends on many things. The neighborhood, the quality of workmanship, Color and curb appeal.

    A house that has vinyl siding applied over old worn out wood lap siding is a great improvement. However, building a new home with vinyl siding on all of it - when all other homes around you are brick/stone can lower appraised value of your home because you are the only house with vinyl siding.

    Many builders today are bound by a subdivisions covenants to build homes with a set % of brick/stone on the house. This means a combination of brick/stone and vinyl siding.

    They usually put the brick/stone on the front of the house and the approaching side as you drive into the subdivision, sometimes the front and both sides must be done to get to the higher % covenants require.

    A good quality vinyl siding job pays attention to the trim,fascia,soffit,corners. I like to build a 1" x4" frame around windows and cover it with aluminum coil to accent the siding.This looks a lot better than running the siding right up to the edge of the windows. It gives the house some character.

    Long walls of vinyl siding or large gables will show every little wave from not so straight framing lumber and some of these large gable walls should have had some strongback framing installed to keep wall flat. This is another sign of a contractor not going full out for quality construction.

    You don't want your house standing out - you want it to blend in but have some features unique to it.

  5. If done inadequately it will defiantly take some value away. This can come in many different ways like whether it's cosmetically inferior, functionality or going to be a continuous maintenance factor.

    If it's done correctly than in many aspects it can add value as it decreases the maintenance, looks appealing, may even add an additional insulation factor.

    It all depends on the quality of the product and most importantly; the installation aspect.

  6. I've heard this, but I think it only applies to upscale places where people care more about authenticity than convenience or money.  Where I live, it's a plus.  It costs a fortune to keep painting a house, and buyers don't want to be stuck with that.
