Question:

Double glazing problem?

The double glazed windows on the front of my house were fitted in 1994 but now the rubber between the panes of glass have come away from the sides if you know what I mean, whereas this has not happened to the double glazed windows on the back of the house which were fitted in 1982 !

Can anyone tell me what the outlook might be for the front windows e.g. could the windows eventually let water in, and also when selling the house may it affect the price ?

  1. yes they can get some silicone mastic and mastic them , before winter , it has to be SILICONE MASTIC , expensive but worth it , do the side that takes the bad weather first , get black in colour .

  2. It is unlikely that they will let in water.

The rubber seal has perished and this normally keeps an "air barrier" or "argon gas barrier" between the 2 panes. This is what keeps the heat inside the house.

Now that the rubber has perished you will notice that they are less effective and will "mist up" with condensation.

Yes it will affect the sale price BUT it is not difficult to fix.

The panes are usually held in place with a snap-fit beading on the inside which can be levered out, thus allowing the glass unit to be removed. You can then take them one at a time if necessary to a repair place, where they are separated, cleaned and resealed.

It sounds a lot, but it isn't really.

Have a look at this company for an example - there are lots more on google.

    Good luck.

  3. double glazing rubber seals are easyily changable a couple of hours to do all the house. could get a window firm in to do it but they will just try to sell you a new set of windows it sounds like the rubbers have perrished and torn but it is not a major problem
