Question:

End of Lease - Can A Landlord Change a new Lease? (Ontario)?

I'm nearing the end of my lease, and my landlord wants to amend the lease to add new restrictions (less furniture, office in basement ect).

What happens at the end of the lease when I already told my landlord I want to renew? I read that it is month-to-month if I stay after a lease ends and do not sign a new one, what does this mean, and what are the limitations to this? What if I don't want to accept the new changes? Can a landlord force me to leave at the end of a lease?

  1. If the Landlord does not write a new lease agreement at the end of a term. It is month to month on the first lease's terms. If landlord does re-write and changes a  lease you dont like it discuss it. He may be negotiable to  a good tenant.

  2. "Can a landlord force me to leave at the end of a lease?" Yes.

If he hands you a new lease and says "these are the new terms" you have three choices. You can sign and follow the new terms OR you can leave OR you can try to stay there under the old terms and be evicted.

  3. Of course he can. The contract is finished. If you don't like the new rules you need to negotiate or leave.
