Exactly what is checked when an inspector checks a home?

Buying a house that requires a HUD-FHA inspection. Wondering what details need to be done that are required to pass the house

  1. Ask your inspector what they do and if they charge extra for FHA.  They usually are tough on lead paint and other health issues.  The inspectors will be very helpful ask around.


  2. They check for termite damage, evidence of flooding and other insect damage, check the roof, stuff like that.

  3. A housing inspector has a checklist of items to look for in each room of the house. He will check the operability of lights, appliances, heaters, air conditioners, etc. He will also look for evidence of water damage from leaks (piping, roof, etc.). And items that might be missing that violate code (like missing covers on electrical junction boxes). They check the roof for how old it might be. Just about every aspect of the house. However, they are not required to go up onto an attic or into a crawl space to inspect things (some do, some don't).

    If HUD and FHA are anything like the VA, they will have a list of criteria that must be passed prior to funding. These items must be fixed by the seller. The buyer can't just waive the items that fail inspection or ask for some kind of a repair allowance from the seller.
