  1. Grams is right technically,  but PRACTICALLY you're on the hook cuz otherwise they'll be taking YOU to court and evicting you!!


  2. Unfortunately, the remaining party remains with the burden... the lease is just as effective regardless of who remains in the household. Likely with the security deposit, it will be in the names of all parties listed on the lease. Family A is going to be stuck, and Family B will either reap the benefits of Family A's timely payments or be stuck with bad credit from untimely payments of Family A. Either way, thism is why it is highly advised to stray away from roommate situations, be it individuals or entire households.

    BUT family b is still held acountable unless an agreement is signed with the landlord and family a that they are removed from the lease.
