Feedback and advice on Short Sales

I'm in a situation where I need to go into short sale on my house. I want to know if anyone can recommend reliable, credible companies that do Short Sales for the individuals? I have found that there are ones that do it for free and ones that charge, if there is anyone who has gone through a short sale on their house and can shed some light on this, would be very helpful. Is there government agencies that do this for you which are free?

  1. In the end the lender is the sole and final arbiter of the situation without their approval the sale is dead on arrival  


  2. You just list the house with a real estate agent.  They get a commission from the sale, which would be taken care of by the bank.  

    DO NOT PAY someone to sell your house through a short sale.

  3. you have to get permission from your lender and then list the home for sale and the lender must approve the transaction and you will get a 1099 for any balances owed  

  4. Use only a real estate agent to handle your short sale. There are a lot of unethical people and predators looking to make a quick buck off the desperate.
