Few questions about finding an apartment?

I got an application today and I have some questions..

I'm bi polar and I have SAD does that make me handicap as far as an apartment manager will be concerned? I can get a doctors note backing it up.

The application requires a refference from a landlord from the last 5 years, I'm 21 and am moving out of my parents home and have not paid rent. How do I explain that?

I have bad credit/ very little credit but I make enough money per paycheck (they require a gross that is 2 times the amount of the rent and i make about 3) think I will still be considered?

How do I know if I qualify for subsidies from the government?

I'm applying for affordable, if at another time I get a job that places me out of range of being able to live there (by excess not by losing money) can I be evicted for making too much money?

  1. the bi-polar usually won't be considered when applying for an apt. they usually wanna know like if your in a wheelchair and things like that. i would just tell them about your situation and you've never rented before. if you don't have very much credit some places will require a co-signer on the lease. most places don't care how much money you make once you move in, as long as you pay them  that is. they really don't keep track of your financial situation once your a tenant.

  3. The landlord doesn't care about your SAD because you don't need any ramps or special parking.

    Your parents are your reference since you didn't have a landlord.

    Bad credit means you don't pay your bills on time.  Odds are very high that you will not pay your rent on time.  You will be rejected unless you arrive with some great explanations of why it will never happen to them.  You could offer to pay 3 months in advance.

    You apply to HUD which has an office in every city.  It's called Section 8.  If the rent is $675 , HUD pays $600 and you pay $75.

    You would be evicted from Section 8.  Not evicted if you were renting independently.

    -You just tell them that you do not have any renters history.      You will prob have to put a big down payment.

    -You should still be ok to pass it if you can show u make enough.

    -Check online about the gov.

    -no after u get the apartment it is your unless u do something wrong and get kicked out, but they do not go back and check ur income. All they care is that you make that monthly payment.

  5. i dont think bi polar or sad will be considered a handicap by your prop manager.

    if you dont have a reference then dont put one. but you could get teachers, neighbors, friends' parents etc. there are always first time renters that have to start somewhere.

    they  may consider you due to income even though your credit is poor.

    if you make 3x rent why would you need subsidies?

    hud housing can increase your rent to the nonsubsidised rate if you make too much money.
